A lot of the housing stock on the North Shore was never built for central air. Pre-war brick homes, boiler-and-radiator houses, additions tacked on over the decades, finished attics, converted garages, and sunrooms all share the same problem: there is nowhere for ductwork to go, or running it would mean tearing the place apart. Ductless mini-splits were built for exactly this situation. Here is a plain look at what they are, where they genuinely shine, what they cost, and where they fall short.
What a ductless mini-split actually is
A ductless mini-split has two main parts: an outdoor condenser unit and one or more indoor "heads" mounted on a wall or ceiling inside. The two are connected by a small line set that runs through a hole in the wall roughly three inches across, carrying refrigerant, a condensate drain, and wiring. There is no bulky ductwork.
The important thing to understand is that mini-splits are heat pumps. They both heat and cool. In summer they pull heat out of the room; in winter they run in reverse and bring heat in. So a single system can replace or supplement both your cooling and your heating in the spaces it serves.
Each indoor head is its own zone with its own remote or thermostat. That means you can cool the bedroom without blasting the whole house, or heat a home office without touching the rest of the floor.
Where mini-splits shine
Mini-splits are not usually the first choice for a home that already has good ductwork - a standard furnace and AC setup often makes more sense there. Where they earn their keep is in homes and rooms that ducts were never going to reach.

Single-zone versus multi-zone
A single-zone system is one outdoor unit paired with one indoor head. This is the classic fix for a single problem room, an addition, or a sunroom.
A multi-zone system connects one outdoor condenser to several indoor heads, each controlled independently. This is how you cool or heat several rooms, or even a whole floor, without ductwork. It is more capable, and it costs more.
The right choice comes down to how many spaces you are trying to solve and whether they are close enough together to share one outdoor unit efficiently. This is also where a proper load calculation matters - sizing the heads to each room rather than guessing keeps the system comfortable and efficient.
What it costs
These are typical installed ranges on the North Shore, and they move with equipment, home specifics, and labor. Treat them as a starting point, not a quote:
- Single-zone system: commonly around $4,000 to $8,000 installed
- Multi-zone system: roughly $6,000 to $15,000 and up, depending on how many indoor heads you need
The spread is wide on purpose. A single head in an easy-to-reach sunroom is a very different job from a four-head multi-zone system routed through a finished older home. The number of heads, the length and routing of the line sets, electrical work, and whether you need cold-climate equipment all move the figure. The only way to know your number is a written in-home estimate where an installer sees the actual walls, rooms, and electrical panel.
One honest note on whole-home use: once you get to a multi-zone system covering an entire house, the cost can rival a ducted system. Mini-splits win clearly when ducts are impractical or absent. When a home already has usable ducts, the math is closer, and it is worth comparing both paths.
The upside: efficiency and zoning
Mini-splits are efficient. Because they move heat instead of burning fuel, and because there is no duct loss (older duct systems can leak a meaningful share of their air), they often deliver comfort with less energy waste. The zoning is the other real benefit: you condition only the rooms you are using, at the temperature each person wants, instead of heating and cooling the whole house to serve one room. They are also quiet, with the noisy compressor sitting outside.
The honest limits
No system is free of tradeoffs, and mini-splits have a few worth knowing before you commit.
- The indoor head is visible. There is a unit on your wall or ceiling. Modern heads are sleeker than they used to be, but design-conscious homeowners in our pre-war homes sometimes dislike the look. There is no hiding it the way a floor register hides.
- Cost is per zone. Every room you want to solve adds a head and adds cost. Solving one room is affordable; solving a whole house adds up fast.
- Whole-home can rival ducted cost. As noted above, at full-house scale the price advantage narrows.
- Deep cold leans on cold-climate models. Standard heat pumps lose capacity as temperatures drop. For Chicago-area winters, cold-climate rated equipment is what keeps output strong on the coldest nights. This is a specification detail to confirm with your installer, not an afterthought.
What installation actually involves
One reason mini-splits fit older homes so well is that the installation is far less invasive than adding ductwork. The outdoor condenser sits on a pad or a wall bracket outside. Each indoor head mounts to an interior wall or ceiling, and the installer drills a single small opening - roughly three inches - to run the line set between them. The line set is often tucked into an exterior cover or routed through a basement or closet, and the head needs a nearby condensate drain path and an electrical connection.
For most homes this is a one- or two-day job per system rather than the tear-open-the-walls project that retrofitting ducts becomes. That said, the routing still matters. A clean install hides the line set well, places the head where it will actually distribute air across the room, and keeps the outdoor unit accessible for service. Where the electrical panel sits and whether it has capacity for the new circuit can also affect the work and the cost, which is another reason the number only firms up once an installer sees the home.
Is it right for your home?
